Stable turnover of agricultural properties

In 2009, a total of 8 450 agricultural properties were transferred. This is almost the same number as in the previous year. Almost 60 per cent of the properties were transferred within the family.

In the last 10 years, almost 5 per cent of a total of 187 000 agricultural properties have been transferred annually. In 2009, one in three of the properties were sold on the free market, one in three were transferred as licensed decedent estate or inheritance of decedent estate and one in five were transferred as a donation.

Lower purchase price within the family

The average purchase price for all transferred properties sold on the free market was NOK 1 450 000. This figure rises to NOK 1 556 000 when transfers between family members are excluded. For transfers from one family member to another, the average purchase price was NOK 1 067 000. One in five agricultural properties sold on the free market remained within the family.

Average purchase price highest in Oslo and Akershus

The average purchase price for agricultural properties sold on the free market was highest in Oslo and Akershus. For properties with building and with agriculture as purpose of use, the average purchase price per transfer was NOK 3.1 million. For the country as a whole, the average purchase price for this type of property was NOK 1.5 million.

Purpose of use not only agriculture

The purpose of use for the transferred properties is reported on the deed of conveyance. For the transferred agricultural properties sold on the free market in 2009, 67 per cent had agriculture as the purpose of use, 19 per cent dwelling, 9 per cent holiday and 6 per cent other purposes.

Average purchase price

The composition of sold agricultural properties varies over time as regards size, standard and location. Due to this, the change in average purchase price per transfer from one year to another does not reflect the correct price trend.

Transfer

A transfer does not only comprise ordinary sales, but also donations, compulsory sales and eminent domains, licensed decedent estates, inheritance of decedent estates and other. A transfer can also comprise one or several cadastral units. For properties with more than one owner, a transfer can also be a part of a property.

Free market sale

Free market sale means that the property is sold for a price corresponding to the market value. The property is not always announced for sale on the free market.

Donation

The purchase price for properties transferred as a donation is normally low. Most of these donations are properties transferred within the family.

Transfers within the family

We have called it a family transfer when the buyer is related to the seller. Family includes: spouse, children, brothers, sisters, parents, grand parents, aunts and uncles.
