Gap between new and second-hand housing prices widens

In 2011, the average price of a second-hand detached house was 26.7 per cent lower than the average price of a new detached houses. However, the regional differences are extensive.

The average square metre price of new detached houses completed in 2011 was NOK 25 957. The average square metre price of detached houses sold in the second-hand market in the same year was NOK 19 028.

There are extensive regional differences in the relation between new and second-hand detached houses. In Hedmark and Nord-Trøndelag, a new detached house was, on average, 45 and 40 per cent less expensive than a new one in 2011 respectively. The price difference is smallest in Oslo, where the average square metre price is 10 per cent lower for second-hand than for new detached houses.

Least expensive housing in Nord-Trøndelag

New detached houses are least expensive in Nord-Trøndelag, with an average square metre price of NOK 21 213 in 2011. At the other end of the scale we find Oslo, where a new detached house cost an average of NOK 42 799 per square metre.

Hedmark and Nord-Trøndelag also have the lowest prices per square metre for second-hand detached houses. In these counties the average price was NOK 12 600 in 2011. Oslo and Stavanger are the most expensive, with an average square metre price of NOK 38 480 and NOK 31 671 respectively.

Uncertain figures for large cities

There are few observations of new detached houses in Oslo, Stavanger, Bergen and Trondheim. In addition, there are large price differences within the largest cities. This makes comparison between the largest cities more uncertain.

Uncertainty of comparison

The comparison between new and second-hand detached houses is based on two different surveys with different definitions for the time of measurement. The prices of new detached houses relate to the quarter in which the construction work is completed, which could be more than a year after the contract is signed. The price of second-hand detached houses relates to the same quarter as the sales contract is signed.
