Wider price gap for new and second-hand housing

Following a decrease in price differences between new and second-hand detached houses from 2005 to 2006, the price difference increased from 2006 to 2007. In 2007, the average price of a second-hand detached house was 86 per cent of a new detached house, compared with 89 per cent in 2006.

The average square metre price of new detached houses was around NOK 19 400 in 2007. The square metre price of second-hand detached houses was 85.6 per cent of this amount. However, there are large regional variations in the price ratio between second-hand and new detached houses. While the square metre price of second-hand detached houses in Nord-Trøndelag was almost half that of new detached houses, second-hand detached houses were most expensive in the largest cities. In Oslo, the square metre price of second-hand detached houses was 13 per cent higher than the square metre price of a new detached house in both 2006 and 2007. This may be due to lack of attractive building sites in urban areas.

Sogn og Fjordane with lowest prices of new houses

The county with the lowest prices of new detached houses was Sogn og Fjordane, with an average price per square metre of NOK 14 000. The lowest square metre price of second-hand detached houses was found in Nord-Trøndelag, with about NOK 9 500. Oslo was the most expensive county for both second-hand and new detached houses. The average square metre price of second-hand detached houses was almost NOK 31 000 and near NOK 27 500 for new detached houses.

Uncertain figures for large cities

There are few observations of new detached houses in Oslo, Stavanger, Bergen and Trondheim. In addition, there are large price differences within the largest cities. This makes comparison between the largest cities more uncertain.
