Building a new house most expensive in Oslo

The cost of building a new house is nearly twice as high in Oslo compared to the counties with the lowest prices. In the capital, the price of new detached houses was more than NOK 23 000 per square meter in 2005.

In 2005 the price per square meter of used detached houses was 83.4 per cent of the price per square meter of new detached houses. The corresponding number for 2004 was 83.8 per cent.

In 2005, the average price per square meter for a detached house in Oslo, was NOK 23 402. Also, the counties of Akershus and Vestfold, and the municipalities of Bergen and Trondheim had prices higher than NOK 18 000 in 2005. The most expensive used houses are found in Oslo and Bergen, followed by Stavanger, Trondheim and the county of Akershus.

Last year, building a new house was cheapest in Oppland, Sogn og Fjordane, Møre og Romsdal, Nord-Trøndelag and Nordland. In these counties the average price per square meter for new detached houses was lower than NOK 14 000. The price per square meter for used detached houses was lowest in Sogn og Fjordane and Nord-Trøndelag.

New detached houses less expensive than used ones in Oslo

There are large regional variations in the price ratio between new and used dwellings. The price differences in central areas are generally lower, and in Oslo and Hordaland, the prices of used detached houses are higher than for new ones. In Akershus, Rogaland and Troms, too, the differences are small. The largest price differences are found in Sogn og Fjordane and Nord-Trøndelag. Here, the price per square meter of a used detached house is about 60 per cent of a new one.

Uncertain numbers for the large cities

Particularly with regard to new detached houses, there are few observations in Oslo, Stavanger, Bergen and Trondheim. At the same time there are regional price differences within the urban areas. This makes comparisons between the large cities more uncertain.
