House prices down 4th quarter 2001

Prices of second hand dwellings decreased by 1.8 per cent from the third to the fourth quarter of 2001. Compared to the fourth quarter of 2000, prices increased by 5.5 per cent.

The largest decrease in prices was observed in Oslo and Bærum, where prices fell by 3.1 per cent from the third to the fourth quarter of 2001. In the rest of Akershus and in the major cities of Stavanger, Bergen and Trondheim, prices decreased by 0.3 and 0.2 per cent respectively. In the rest of the country prices fell by 1.9 per cent in the fourth quarter of 2001.

The preliminary numbers show that detached houses were, on the average, 2.0 per cent cheaper in the fourth quarter compared to the third quarter of 2001. The corresponding decrease for row houses and flats were 1.6 and 1.3 per cent respectively.

Prices of flats up 9.0 per cent last year

Prices of flats increased by 9.0 per cent from the fourth quarter of 2000 to the fourth quarter of 2001. Prices of detached houses and row houses increased by 4.8 and 4.3 per cent during the same period. In Stavanger, Bergen and Trondheim prices rose by 8.7 per cent from the fourth quarter of 2000 to the fourth quarter of 2001. In Oslo and Bærum, prices increased by 6.3 per cent during the same period. In the rest of Akershus and the rest of the country prices increased by 4.9 and 4.8 per cent respectively.

A total of 5 146 sales have been used in the calculation of the price index.
