House prices up 6.6 per cent

Prices of second hand dwellings fell from the third to the fourth quarter of 2001. From the fourth quarter of 2000 to the fourth quarter of 2001, prices rose by 6.6 per cent.

The final figures from Statistics Norway show that house prices increased in all price zones from the fourth quarter of 2000 to the fourth quarter of 2001. Prices increased the most in Stavanger, Bergen and Trondheim, by 9.0 per cent. In Oslo and Bærum, and the rest of Akershus, prices increased by 7.5 and 5.9 per cent respectively. In the rest of the country, prices rose by 6.0 per cent during the same period.

Prices of flats increased the most

Prices of flats rose by 10.1 per cent from the fourth quarter of 2000 to the fourth quarter 2001, but there are regional distinctions. Prices of flats in Stavanger, Bergen and Trondheim increased by 17.0 per cent. In Oslo and Bærum, prices of flats increased by 9.0 per cent during the corresponding period. The corresponding rise in prices in the rest of Akershus and the rest of the country were 6.8 and 8.6 per cent respectively. Prices of detached houses and row houses increased, on average, by 5.9 and 5.4 per cent respectively.

Prices down in the fourth quarter 2001

Houses prices fell by 0.8 per cent from the third to the fourth quarter of 2001. However, the figures show regional differences. Prices decreased the most in Oslo and Bærum, by 2.0 per cent. The rest of Akershus had a rise in prices of 0.7 per cent, while prices were stable in Stavanger, Bergen and Trondheim. In the rest of the country, prices fell by 0.8 per cent.

A total of 7 021 sales have been used in the calculation of the price index.
