Increased property sales, lower sales value

Registered transfers of holiday homes increased by 5 per cent and transfers of dwellings by 1 per cent compared with the third quarter of 2008. Average purchase price fell by 10 and 7 per cent respectively.

The aggregate value of properties transferred during the third quarter of 2009 amounted to NOK 65.1 billion. This is a decrease of 6 per cent compared with the corresponding quarter in 2008. A total of 44 400 registered transfers of real property were registered in the third quarter; an increase of 3.3 per cent compared with the corresponding quarter last year.

Highest average price of holiday properties in Vestfold

A total of 2 600 holiday properties were sold on the free market in the third quarter of 2009, an increase of 5 per cent from the third quarter of 2008. The average price per transfer was NOK 1.25 million. Transfers of holiday homes on leased sites are not included in these figures. The average price per transfer was highest in the county of Vestfold with NOK 2.5 million.

Decreasing value per dwelling transfer

In the third quarter of 2009, a total of 20 700 dwellings were sold on the free market; an increase of almost 1 per cent compared with the same quarter in 2008. The average price per transfer was NOK 2.3 million, representing a 7 per cent decrease from the same period last year.

What are the statistics about?

The statistics are based on the number and the value of the registered transfers of real property. The composition of sold properties varies over time as regards size, standard and location. Due to this, the change in average price per transfer from one year to another does not reflect the correct price trend for a certain type of property. For instance, in the last years a lot of high standard holiday homes have been built. Therefore the average purchase price per transferred holiday home has increased more than the price for one single holiday home. The House price index shows the price trend for dwellings.

The statistics are based on the date of registration. This date can be several weeks or months later than the date of sale.
