Decline in property sales

Slightly fewer transfers of dwellings and holiday homes sold on the free market were registered in the first quarter of 2008 than in the corresponding quarter last year. The average transfer price rose by 6 and 8 per cent respectively. Total registered transfers of real property decreased by 1700.

In total, 39 400 transfers of real property were registered in the first quarter of 2008, a decrease of 4 per cent compared with the same quarter last year. The aggregated value of the transferred properties amounted to NOK 61.1 billion, a 10 per cent increase compared with the same period last year.

Smaller price increase for holiday homes

The sales of holiday homes on the free market amounted to 2 000 in the first quarter. Compared with the first quarter of 2007 this is a decrease of 5 per cent. For these properties the average price was NOK 1 260 000, an increase of 6 per cent compared with the same period last year. More than 40 per cent of the holiday homes had a purchase price exceeding NOK 1 million. Buskerud had the highest average price with NOK 1.8 million per transferred holiday home on the free market. In Oslo/Akershus and Aust-Agder, the average purchase price was NOK 1.6 million and NOK 1.5 million respectively. Transfers of holiday homes on leased sites are not included in these figures.

Fewer dwellings transferred

In total, 16 100 dwelling properties with building were sold on the free market in the first quarter. This is somewhat fewer than in the first quarter of 2007. The average price for these properties was NOK 2.3 million, an increase of 8 per cent compared with the corresponding quarter last year. The average price per dwelling transfer in the first quarter of 2008 was highest in Oslo and Troms with NOK 3.4 million and NOK 2.9 million respectively.

Correction of the data basis

Due to increasing insufficient information concerning type of property in the basis data from the title registration, information from the Register of Real Properties, Addresses and Buildings is used to improve the statistics. This correction is done on data from 2007 and the first quarter of 2008.
