Increased activity in real estate

In the first quarter of 2004 the number of property transfers increased by 3 300 compared with the corresponding quarter last year. The market for holiday properties had the strongest increase.

In total, 36 400 transfers of real property were registered in the first quarter of 2004, an increase of 10 per cent compared with the same period last year. Most counties saw property sales climb, but Rogaland had the strongest increase. In this county the turnover of real property rose by 20 per cent, closely followed by Buskerud and Vest-Agder at 19 per cent.

Increase for all property types

The turnover of all types of property increased in the first quarter compared with the corresponding quarter in 2003. However, the turnover of holiday properties had the strongest growth with an increase of 21 per cent. Within this group the turnover of holiday properties without buildings increased the most. Dwellings, commercial/office properties and industrial properties all increased by 7-8 per cent, while agricultural properties went up by a mere 3 per cent.

The value of the transferred properties amounted to NOK 39 billion, representing a 31 per cent increase compared with the first quarter of last year. Sometimes this amount is strongly influenced by the sale of some properties at very high prices. This was particularly the case in Telemark, the county with the highest increase.

Higher prices

In total, 13 700 dwelling properties with building were notified in the first quarter. The average price for such properties was NOK 1.6 million, an increase of 8 per cent compared with the corresponding quarter last year. The most expensive properties are still found in Oslo and Akershus at NOK 2.5 million and NOK 2 million respectively. Compared with the previous quarter the average price has increased by 6 per cent.

The turnover of holiday properties increased by 375 in the first quarter compared with the corresponding quarter in 2003. For such properties the average price was NOK 753 000, an increase of 19 per cent compared with the same period last year. Compared with the last quarter of 2003 the average price increased by 13 per cent.
